Portafolio Financing in Souther California

My family and i have two properties free and clear here in CA under an LLC and I would like to use them as a collateral. One is apprised for 550 and the other for 330 with the city im pretty sure current market is higher. How much will be available? I hear usually is up 70%.

I would like to used for down payment for an apartment complex of 20+ units here in CA. 

Can any one point me in the direction to a portafolio loan or similar heres in souther California or national  thanks in advance
