It seems as though if not now soon the tax regulations for llc will require payment of self-employment tax.I think I can avoid this by setting up an "S" corporation for the entity that "holds" property.

With the type of buy and hold investing I do the rules and regulations in place do not effect me and since every little thing is outlined it is very black and white and easy to resolve disputes.

I wanted to do a cash out refinance but now I am being told that due to freddie/fannie regulations, I am not able to do this under residential because deeds are in the name of my LLC.

I keep seeing "SEC" and "regulations" all over the place so I guess I need to read up on that.Would these same rules and regulations apply if the investors entered the deal as a partnership (LP, LLP,LLC)?
