You can continue to push the enevitable down the line, roll it into another investment, etc. 

In any event, the following will be good metrics to look at.- Jobs (growth, stability, etc)- Schools- Population growth or lackthereof - Rent Rates- Sales Prices- New home sales/ build volume (market saturation) - CrimeA good macro site is City-data.com but you will surely want to get feelers out into the local economy as well to determine the above. 

Neither is cheap and learning to use them is not like click/drag/push button, look I have a great photo.

@Jamie Hall  Ask the following questions to all potential brokers (in addition to commission splits, fees, etc.)  1)  Who will be my mentor, what is his/her experience in total # of MF transactions broken into buyers/sellers, how available is he/she, and what expectations (if any) will he/she have in return for advice (beyond commission split)? 

I am currently working full-time in healthcare and am pursuing to cover all my families living expenses with our rental portfolio (lean FI) and that timeline would be pushed back if this scenario where to take place. 

So now, I'm pushing past my fear of the unknown and putting myself in the mix here to learn and engage with y'all.

I'm sure there isn't an exact formula and it depends on the area and other factors, but if there are rough rules that people follow it would be helpful for me to hear them.Lastly, the cash flow on this property isn't going to be much (after setting aside 5/5/5 for vacancy, repair, and cap expenditures) until I am able to bring the rents up to market rate, so I will be managing this property myself.
