Find opportunities that no one else can find, close on transactions that no one else can close, identify value that no one else can see, execute faster and more efficiently than anybody else. 

Just figure out what you want to accomplish, develop a plan, seek out someone for advise or mentorship who is doing what you want,and execute your plan..

But considering the number of properties on the MLS, it's hard NOT to find a deal when looking properly and consistently.

Next don't rush it, it should take you 30-90 days to do proper due diligence on a commercial property, if you feel rushed then something is wrong with the deal.
