You can read plenty about systems but the biggest roadblock you'll probably face is mental. 

I would suggest that you educate yourself first before you make such a large investment with a "buy and hold" mentality. 

Shows it's still doable even in this mental market.

But when anyone gets to the scale of owning enough rentals to actually make a living, I think they learn that they simply traded one job for another, often harder, job.As far as syndications go, they are only somewhat more passive than owning rentals, and I think it really depends on your mentality and attitude toward them.  

Sometimes a plan takes the mental pressure off. 3 years sounds like a lot but it’s nothing in the grand scheme of things.Do you want kids or already haveThem?

Most have the "get rich quick" mentality from listening to "free" podcasts, webinars, and reading ebooks. 

It's like craps table mentality. ...

But also mental health is something too take into consideration because I think by leveraging can cause stress and havoc.

Look at that extra cost (10% of rent and maybe 20% extra expenses) and determine if that extra money is worth the headache and devoting your time and mental energy. 

At this point, I'm simply trying to clarify and prioritize a plan of action to get the legal, accounting, and tax planning aspects up to snuff.
