Hi all,

So wanted to reach out to the Bigger Pockets community in North County San Diego and see if anyone is finding any deals or at least great properties to add to their portfolios or their clients.

I just got some of my clients into this unit. They are very happy. Shows it's still doable even in this mental market. I'm currently looking for one of these for myself now.

Purchased in December 2021:
San Marcos, CA 92078

Purchase Price:

$650,000.00

Closing Cost:

$9,211.00

30% Down

They put in $7,500 and were able to put up a wall turning it from a two-bedroom to a three-bedroom condo. 

ARV- $700,000.00
RENT - $3,400.00

They will be waiting a year and then Refinancing out some of the equity in the unit to fund another deal.

Their goal is for equity growth and the cash flow is not as important to them as growth in their equity. 

Would love to hear of other people's properties they are finding in our community.
