I was able to move half of the units to paying online/cashapp but a few of my tenants still don't have bank accounts or simply prefer paying cash.

I prefer when people reach out to me as the agent first so I can connect them with some lenders that I know and trust.  

Is it preferable to complete these transactions in phases or all at once.

I would prefer a multi family, but not opposed to a single family and renting by room, possibly to other food and bev workers. 

I have a client looking for a duplex in Raytown or Lee Summit in Missouri, that wants to owner occupy under $300,000 preferably!

I am looking to house hack a multi-family property, preferably a duplex or triplex that is under $300K, within a 20 minute drive of Air Products. 

But the banks indicated they would prefer for the loans to be more long term (I stated my intention was to keep them as rentals and I did). 

I’m estimating having to put in between 40k and 75k for the down payment but would really prefer not to trade for equity in either a new real estate investing company that I would create for this purpose or my current business.

I’m fully vaccinated, and would prefer to meet in person for a drink, coffee, cannabis, etc just like pre-covid. 

I might have to settle for a small Townhouse but I prefer SFH.I have the same fear and nervousness as you about my first investment property being OOS.
