Spending 500k on first investment property

Hey people! I'm a business owner whose lease is coming to term in December and I'm wanting to construct a commercial building with an SBA loan (10% down). I'm estimating having to put in between 40k and 75k for the down payment but would really prefer not to trade for equity in either a new real estate investing company that I would create for this purpose or my current business. I have 150k in equity in my house but I'm tied up In a refi for another two months and time is of the essence. If I couldn't make the timeline work for a HELOC, how would you raise the cash?
