I think these details definitely cement the viability of a fix-and-flip product - given your history / plan for the project, it could look like a 10% down situation if that's reasonable for you financially.

Again, going back to my original post, compensate the agent you decide to work with what he/she is worth, and focus on the numbers of the deal not what your broker gets, that should not even matter to you.
