They already have a payment plan--it's called the LEASE.I like how Marc puts it.The answer is NO: don't accept partial rent payments, issue the late notice and start the process.Tell her it's the company policy NOT to accept partial rent payments.

Generally there is a list of dog breeds that are black listed from insurance companies.You should also have a written pet policy with a maximum number of dogs and cats, other species of animals you will allow or ban, and max size of a fish tank.

But for me, the defeat of prop 21 was a HUGE win for SF property owners, as I’m sure vacancy control would have come to SF, and that’s a real game changer and a terrible policy for the city at large in the long run.The other interesting long term prospect is that there is some chance that the US Supreme Court will hear a case on rent control from NY, which SF is also trying to partake in.

I had them pester us into paying some tax for the person who lost it.. but not redeem it outright. the risk is if you do improvements past making the house safe from the environment.. they don't have to pay you back for any rehab you did to it.. you wont get title insurance until the 120 days is over.these were frankly my favorites..  90% of investors are scared and don't understand or they need to borrow money and cant.. so its perfect for the true all cash investor.. knocks out a lot of competition and i have gotten some smokin deals on those.No reason you can't get a title policy, it will just have an exception for any loss related to the FTXL.
