I am interested in cash flow and in my opinion if you wanna play The appreciation game your better off taking that $300 per month you would lose, go to the nearest Casino and put it on Black (or red if you like red better).As the great Robert Kiyosaki says, if its taking money out of your pocket it’s a liability(Just my personal thoughts)

I haven't seen the lot physically just on paper.A friend of mine from work is currently developing land and they said nothing for 4 yrs and now its picking up..but its luxury homes.. 1M homes.Her issue is the developer/builder is making more money than them who owns and developed the land.

You also have to keep in mind not just physical vacancy, but economic as well (bad debt, loss to lease, etc...).When you say capex I assume you mean capex reserves?
