You could propose back in your LOI what terms you want.Example:If tenant proposes:7 cap with 15 year primary term lease and rental increases of 8% every 5 years and a limited guarantee on the lease.You could counter in LOI 7.5 cap rate, 15 year lease with parent corporate guarantee and full personal recourse against them, 2% annual rental increases,etc.There are lot's of things to watch out for with properties like this.

Hello BP forum I am currently living at home with my parents in Massachussetts. 

I am blessed to have the things that I have due to my jobs, and parents.

A potential solution to this issue would be to have your parent co-sign on the loan. 

This is very unfortunate since now you have to live with their parents having brought them up very poorly.

My parents are looking to donate or sell a rental property to me and my sister and I’m trying to figure out which would be best.

My parents are divorced since I was 2 years old so I grew up with my mother, step father and younger sister.

My brother and I bought a legal multi family in 2010 when our parents gave us the boot.

So right now my goal is to find a 3 or 4 unit house ideally around Clifton or neighboring towns since my parents and family are also nearby and I'd like to be close by for when we start a family in the very near future. 

I am in escrow right now for an Aggie parent just like yourself.
