Hi @Chris Mason , I appreciate your response to my post and have found your template helpful to better communicate what I am after so I have added my responses below. 

We value open, honest, and clear communication from the beginning.We allow the tenant to read the rental agreement in advance, ask questions, seek legal counsel, or seek other assistance so they can understand what they are signing.On the day we sign the rental agreement I go over the entire agreement with the tenant.

In general, the landlord must mitigate any losses, which you seem to be doing.That said, I suggest you communicate with the tenant and give the tenant the option to terminate the lease immediately.

Dealing with contractors is a job on it's own because most folks (not just contactors) don't  communicate as we like them to. 

If you are an expert at copywriting/marketing, systems, follow up, time management, customer service, interpersonal communication, negotiation, web development, blog writing, team managment then quit your job and jump right in, or if you maintain good relationships with about 10,000 people in your local area.Most people fall for the idea of what life could be like if they are one of the two above.

A little tougher, I'm finding, since the people I'm communicating with so far are bigger players in these larger markets.

Also make sure they are good at communication as that is important and vital!!

Most lease agreements will contain an area of exclusions, additions, exceptions, or whatever else it may be called.Even if the shed is detached and separate from the rental, I also suggest adding in your lease that you reserve access to the property and shed during normal business hours for routine maintenance.And I would add that at the end of the day, communication and respect should go a long way.

@Rick Pozos Were  you able to find these notes via communication directly with banking institutions or otherwise?

I've been having an extremely tough time finding a title company that will actually communicate and close on time.
