We value open, honest, and clear communication from the beginning.We allow the tenant to read the rental agreement in advance, ask questions, seek legal counsel, or seek other assistance so they can understand what they are signing.On the day we sign the rental agreement I go over the entire agreement with the tenant.

In general, the landlord must mitigate any losses, which you seem to be doing.That said, I suggest you communicate with the tenant and give the tenant the option to terminate the lease immediately.

Most lease agreements will contain an area of exclusions, additions, exceptions, or whatever else it may be called.Even if the shed is detached and separate from the rental, I also suggest adding in your lease that you reserve access to the property and shed during normal business hours for routine maintenance.And I would add that at the end of the day, communication and respect should go a long way.
