David,I would spend some time listening to the BP podcasts.  

For this reason i decided to learn more about RE investing and determining my niche in this business.I do not plan investing outside of my country, since i like to succeed in here first.Hope to listen to your advices and appreciate yout comments

As another exit strategy I am considering the vehicle of Buy, Rehab, Rent & Refinance as mentioned numerous times here on Bigger Pockets.

The NEVER lock the common entrance door despite numerous requests and a sticky note left on the garage door opener that they do so.2.)

Already started listening to the podcast as well.

However, after watching and listening to hundreds of hours of content on here and YouTube, I am still unsure about whether I have the knowledge required to start making deals.

I find myself listening to everything real estate and my conversations seem to gravitate to real estate.  

If you haven't already I would say start listening to those podcasts because they are great!
