Hi, @David Hodge.Class B multi-units (2-4 doors) are great in Memphis if you can find them.We own and/or manage over 100 duplexes, triplexes, and quadplexes (A, B, and C's) and I'm not joking when I tell you that some of the residents in those units have lived there longer than 25 years (mostly in the B and C areas, though)!  

What price range are looking in. you should look on Air B and B for rents in San Diego.

Open house, or just narrow the time frames of showings to when the tenants are at work.

So I chose option B and cut a deal.

I found Biggerpockets to be an excellent source of REI education that I now narrow down my searches to within Biggerpockets.Currently my focus is on buy and hold, I have two SF rentals in the DFW area.

Given the narrow width of row homes, very often, it is indeed the side walls which carry the floor joists and intermediate roof supports.  

my biggest concern is that to me 20k before, I'm assuming, a split with your partner seems like a very narrow profit margin. 300k is a big risk and spread over 6 months wouldn't be worth it to me to do this deal.
