Hi, @David Hodge.Class B multi-units (2-4 doors) are great in Memphis if you can find them.We own and/or manage over 100 duplexes, triplexes, and quadplexes (A, B, and C's) and I'm not joking when I tell you that some of the residents in those units have lived there longer than 25 years (mostly in the B and C areas, though)!

Given the narrow width of row homes, very often, it is indeed the side walls which carry the floor joists and intermediate roof supports.

my biggest concern is that to me 20k before, I'm assuming, a split with your partner seems like a very narrow profit margin. 300k is a big risk and spread over 6 months wouldn't be worth it to me to do this deal.
