I have read on here that hiring a property manager for out of state rentals include the service of them collecting your rent for you.

They are serviced with a note/contract servicer which holds the original docs, receives and dispurses pmts, does the tax reporting and enforces the terms like late fees, early payoff penalties,  interest-only end dates, etc. 

Just listened to a podcast where the speaker talks about monthly cashflow of $5K to $10K!!!!

Curious about after 12 months also.

Then when I have a good conversation with an owner I set a follow up reminder to call them back after a month or so

I logged in today to find only one of the dozens of email messages  I’ve received in the last month still listed in my inbox.I have one email from a week ago.
