Don't forget to also add maintenance mark ups, both above the table and below the table ... of course they will not tell you about the mark ups below the table but if they regularly charge 2x market rate for standard repairs, you know the invoices are being marked up ... you may ask them for a list of repair costs for standard visits/repairs and compare to market rates.

I've consistently been checking out places for rent/sale over the last couple years, (as both a renter, and now a property owner) and when townhomes under.5 miles from the metro go up for rent in the area, it can even be around the $3800-$4000 mark IF they're nicely renovated.

Currently, I am invested as an LP into 17 deals over the last two years and at this time each one is at or above the net operating income marks vs the projections at this point in the deal -- three of them have now gone full cycle as well.
