Reliable Property Managers in Jacksonville Fl

Hello,

I'm new to the world of real estate investment and excited to learn!

I have a couple of questions about property managers:

1. Given that a property manager's biggest pay day is when a new tenant moves in, are they incentivized to maximize tenant turnover?

2. Are most property managers 'good enough'? Is there a big difference between finding someone 'excellent' vs 'can do the job'? Is it worth paying more for one who's supposed to be better?

3. What's the best way to find someone you can trust? Are the BP forums a good source for this? Do I need to interview a ton of them before committing?

Thanks a bunch!
