I've noticed that in other threads the main benefit is access to the MLS.

I am interested mainly in single-family homes at this time, flipping, wholesaling, or buy-and-hold strategies.

Turnkey providers are selling to mainly long term buy and hold investors. 

@Josie Roman We mainly focus on SFR flips in all price ranges with a few multi unit deals once in awhile.

However, it sounds like this will be a rental, so although these things come into play, they don't as much; specially if it's mainly an owner-occupant community, where the availability of other rental homes is already low.

The main expense would being the install which could be a couple hundred bucks and monthly ranges like 30-50 per month.
