I still have a list of contractors (electricians, plumbers, etc) that I know and trust but it would be far too expensive for me to use them every time a tenant has an issue.

These travelling workers are contractors, the guys you see working on the large upright structures of steel at a petrochemical refinery and nitrogen fertilizer plant. 

From what I've seen, they don't push RE investing since they can't get paid on it(unless they are licensed). 

Process looks good with the lender, however they are asking us this:o Did you make substantial improvements to the property and if so what were the improvements and do you have a builder contract or invoices to document cost?

Literally the ONLY difference you would have is that you can deduct the annual LLC Licensing Fee associated with your LLC as a business expense.

I am considering doing an online course to get my real estate license in Delaware.

If you're active enough, why not just get licensed and get paid for doing all the heavy lifting ? 

I heard on a podcast a while back about having contractors come by at the same time to have them quote on a renovation project.
