There is a lot to learn as its very different than just buying a stock. 

My goal is to get my Mortgage payment below $490 with less of my money involved in a DP. 

First and foremost - know it it is way harder than in the tv shows!  

The seller might trust the realtor more than a stranger that walked up at the job site. 

I have my primary residence single family home paid off in full Zestimate ~$500K, and no other outstanding loans for cars, schools, credit cards, and in good financial position with 2 years of reserves for expenses, etc.

I believe the new appraisal guidelines count any livable above ground spaces with less than 7' head height similarly as they do below ground space.

Rates are coming down pretty hard however probably not quite as much as owner-occ / conventional and a bit muted more than treasury bonds considering the risks.

Why don't you think you can't find a BETTER deal than this elsewhere?
