The issue isn't with the hard money lenders so much, it's with the market turning into a casino more and more.... and the fact that I was looking to lifestyles to provide me with ALL my deals.

At the time, it was all new information to me and I assumed these companies would be legit to assist.

People.I do have propstreams and I know that this is a legit tool that can get me in contact with real people, I just have not done the procedure yet (just bought it.)

I have never been to her classes, but when I watched a couple of videos she seemed legit and knew her subject. 

You basically get a contractor bid for the work (must be a legit, licensed, insured, etc, contractor that can provide 3 references on similar jobs), your down payment is based on the purchase price plus reno budget.Work starts after close of escrow, done by the contractor you picked, with the costs financed.Listing agent will complain that reno takes forever.

I've been told by lenders that you can qualify for another mortgage after 9 months with a legit excuse (moving closer to work, bigger house for the family, cheaper house to lower bills, etc.).  

Whatever the reason, if you are prepared for everything and the numbers are legit, than the deal would pass most investors criteria, I think.  

That will tell you how many units are at least legit and permitted (most likely). 

Your terms sound pretty legit--you'll find about the same anywhere.
