@Candice De For sure, something does need to change as the Breckenridge experience has weakened with its affordable housing situation and lack of workforce that makes the wheels turn in the local economy.Have you personally seen any effects in terms of prices yet?

Due to the way materials transfer heat, the furring strips show up plain as day, and we even found a section where the original builders failed to apply ant insulation at all.Another cool thing is that you can look at the ceiling and quick find places that lack adequate insulation without having to fumble around the attic.You can even pour hot water down the sink and "see" the hot water flowing through the pipes.Of course if you had a recent water leak the water is absorbing heat in order to evaporate and this process is also visible.It's such a cool tool!

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

I think you have much more control (for lack of a better term) in real estate than the stock market and the ability to apply leverage and have multiple income streams create a more broad and profitable vehicle in my opinion but you could also state with some accuracy that I have bias.That said, I would be more concerned with your second post.

In general those areas are fairly run down and lack a lot of amenities.
