DIG did have a Lehigh Valley subgroup - but the subgroup leader quit the volunteer job.

Contact the owner/borrower and make sure if he/she is still alive, find out what the problem is(health, job loss, moved, etc).

If you buy a few cheap properties you will either have to manage them yourself (a job) or you will have to flip them (an intense job).

Perhaps one has poor job or housing history while the other, top notch.

We are doing a 1031 exchange however we are having issues getting pre-qualified for a mortgage for a rental property that would equal the sell amount of the original property ($425k) due to changes in jobs and relocating etc.
