Help me analyze this deal: Two duplex with land for another one.

Asking 300,000 but put in an offer for 170K counter back at 200K which was the number I was shooting for. Rent Comps at 1300, which I think is a little high but at fair market rent (section 8) of 1100 is a good starting point.
