Think about who your ideal client is and what is the message you want to present to them in the first instant they see your logo. 

It's probably not ideal for either of you so splitting the costs may be helpful, however overall I agree with @Lynnette E.

If you can get a professional out to take photos right away, that is obviously ideal.

My understanding is that the seller had a stroke, and may not be lucid. 

Ideally I would simply be looking for the grounds to terminate, and tell them they can go peaceably and there won't be an issue, or they can refuse and they will be evicted.

dentites are well known for being lousy investors...Steve as long as they are not Anti Dentites  although frankly most of the medical dental professionals I deal are pretty darn sharp.. although there was in the day when Doctors got ragged on pretty hard as private pilots.. forgetting to put the gear down seemed to be a favorite.. but In my airplane community there are many doctors and dentist and they totally dispel the myth .. which this is all a big myth.

Ideally, you figure out how to manage the house well and can screen tenants not only for the ability to pay, but the ability to fit into the eco-system of the community you've built.I'm looking to expand this strategy further as I think the returns are insanely high and worth the management. 

I have the reserves to put down 20% but ideally I would like to hold on to my cash to spruce up the place to increase the rents and purchase another property early next year.
