What is the strategy for your investment property?  

I would love to see a mentorship series on Bigger pockets that walks one or possibly multiple candidates through the process of investing in their first property.

Hi guys - we are about to close on a property soon in Philly and are planning to do the following work - -Add HVAC, Add a full bathroom and add a half bathroom, Fix kitchen (keep same layout)My contractor is saying that (Approach - 1 ) - we don't need to pull permits.

If you were to invest $100K+ of your own money into one property, where would you go?

Upping the budget for a proper property is not an issue.

Estimate there is $280K-290K equity in the properties.

A $1 MM property is not twice the work of a $500 K property.
