We use Rentec Direct and really love it.It collects our rent, applies late fees, deposits our rents in our bank account, tracks expenses, screens our tenants, markets our properties, generates forms we can send out for docusigning by our tenants, tracks leases, and much more.

Tenant Turnover Situation

Holdover tenancy is addressed by a significant rate increase for every day (I use 150% of market rent as that seems to be a reasonable enough number that a court would allow + costs associated with their refusal to leave) and I have wording that if I can't turn over the unit for any reason outside my control, I'm not liable.

I am open to most markets in metro atl but do not want to go too far north or south.
