Hi, I am Canadian, and I am not a registered agent, but interested in seller finance, so my question is can I talk to sellers directly or I have to do this through an agent that represents me? 

Just need to figure out the best way to get there.

if your doing a senior project I would suspect your best and most cost effective landing solution is going to be a local community bank that loves real estate.. in my experience most will want 50% down on the dirt and a ton of experience and a really strong balance sheet.Myself I always pay cash for the dirt this makes finding a lending partner much easier.

If the tenant knows they have to pay, they won't report the problem.

Seems like a lot of new posters to the site who have recommendations for sites here.

I never run credit so I am curious to know from current lenders that deal with credit daily. 

Is it recommended to start with a SFH or is it manageable to begin with a Multi unit home or complex?
