Whether you intend to buy and hold, flip, or BRRRR, the key is simply finding properties that are a good deal, and can be bought at a discount. 

It was my error to react with a discount to the rent as reimbursement but I didn't know how else to handle it.

However, this is a small, 1080sqft 3/2 and the kitchen, laundry and bathrooms are all along a straight line path.
