Rural BRRRR Investing
I'm a brand new investor with only as much experience as someone who has never purchased investment property can have. My main question is fairly general:
How do you find successful BRRRR properties in very small rural farming towns?
I would truly appreciate any knowledge or examples that the bigger pockets community could provide!

Whether you intend to buy and hold, flip, or BRRRR, the key is simply finding properties that are a good deal, and can be bought at a discount.
That requires marketing to sellers. Particularly sellers who are in some kind of financial distress or are otherwise motivated to sell (probate, foreclosure, job loss, divorce, etc).
You can do that by sending them a letter or postcard, knocking on doors, driving for dollars, etc. The key is to be consistent, and be there, ready and willing to help, when you get a live one.
