Since there is a moratorium on evictions until July 23rd what I am now interested in is the process  in documenting, communicating, etc with the tenants who are taking advantage of this situation to not pay rent.

They must responsive, punctual, clearly lay it fees, communicate with me if something goes wrong with collecting rent and their solutions, laying out how well their maitinence program is, and overall professional with recommendations!

We usually communicate through text.

See if your accountant can recommend someone, ideally an attorney they know and work with to ensure the smooth communications between the two.

I don't work with people that refuse to communicate.2.

Over seas moves also require that length of time to get household goods delivered, meaning they would have to move out early, or live in a home with no furnishings.It seems like they have been communicating with you about their situation, so this shouldn't come as much of a shock.

I have tried to communicate with this person, but it is very hard to get answers.I have since contacted a lawyer to see what my options are.

Communicate frequently throughout the development to find ways to help as an out of state investor even if it is just administrative effort.
