Land Contract Options

Wendy Kemmerer
Posted

I own three single family investment properties in Rochester, NY that I sold, under a three year land contract, to an individual. At the end of the three years, they were to have paid off the mortgages and bought me out.  The contract expired on March 31, 2020 and they haven't met their contractual obligations.  I have tried to communicate with this person, but it is very hard to get answers.

I have since contacted a lawyer to see what my options are.  They sent a demand letter, but no avail.  If I pursue legal action, it will be expensive.  Basically I signed over interest in there properties, but can't square anything away or sell them, unless I litigate.

Does anyone have suggestions or what to do?

Any luck with blanket loans in Rochester area?

Thank you.
