Duplex receiving no COVID-19 rent

I have a duplex that with 2 cleaning ladies(and family) occupying either side. One of them pays rent every single month on time like clockwork. The other one is pretty good but usually have to prompt them. Neither one is able to pay as of now. The "good" tenet says she has funds coming so i think she will pay, but the other one is refusing to pay anything, even a little bit. Now of course I understand we are all in a tough situation, and i don't expect full rent out of them right now but I have a mortgage to pay! I can cut it for a couple months but not much longer than that. Thankfully both of them are on a month-to -month. Any advice for a novice?

my advice to you is to ALWAYS have 6 months of reserves  if you cant pay your mortgage out of take home pay.
2 months is not near enough..
