Are you doing the management and cleaning?

As in, nightly rent + cleaning fees + other fees.

My property manager has our cleaning fee set to $260 per stay. 

Everyone pays their portion of the rent on time and apartments are generally clean.  

However I’ve read threads where the landlord/owner has been cleaning the tenants’ mess in order to pass inspection 🤷🏻‍♀️

I agree about liability protection at some point, you might get an attorney to clean things up with your LLC, quitclaim deed the properties in, etc. 

Most comment on how clean it is and love the way it is furnished.I was fortunate that I hit the spring break crowd.

I would get my ducks in a row to turn the apartment so that you can start cleaning and get it listed as soon as they are out.
