I was 100% sure there was no crack on ceiling, no crack on the wall next to window.

I am in the process of starting a rehab and there are a few things in the house that I am debating on, I would appreciate if people can share their thoughts on these1) False ceiling in basement VS dry wall2) Remove of Keep old whole house fan or remove it completely or replace it3) Wooden panels (1/3) in basement wall - remove it  or paint itThanks

I grossly underestimated the amount of prep work the walls and ceiling would need.

If the walls are painted back and ceiling pink, they do not care as long as the paint is not pealing.

The units has electric heating that runs through the ceiling with heated cords(this is what has been explained to me but I'm not too sure) however the heater is broken and is not working.

Much higher contribution ceiling ($52k vs. $5.5k)2.

SOW: new roof, retrofit central air, add a full bath (slab foundation), new kitchen, floors, remove & reinstall ceiling, upgrade electrical.

It's a townhouse style duplex, with each unit being 1030 sqr ft, 2 beds, 1.5 baths, vaulted ceilings, small fenced yards, big 1-car garages, and fireplaces.

That is, since the cap creates a rate ceiling then the rate in that time period can go no higher, it can only be lower.  

Signs of some small leaking into ceilings in places but no huge sagging or anything (yet).
