Read the Forum posts, read the Blogs, listen to podcasts, YouTube, and spend a little time just soaking up knowledge and other peoples' experience (and mistakes).Commit to studying a little every day and I assure you that in no time, by the end of this month, you will know a lot more than you do know and feel much more confident.Then you take your first step by asking yourself, what type of real estate investing do you want to start with? 

Also, I wrote a blog on our website on the ins and outs of CHA that you can check out(they wont let me link here but I will PM it to you). 

This is an affordable suburb from Philly, and even modest raises of rent would take a long time to get me to 25-30k in profit.

We have no real experience in real estate but have enjoyed learning from the Biggerpockets podcasts and I have read several of the books published by the blog. 

I recommend that you attend local REI groups and participate in local (Cincinnati) forums by asking questions and helping others find useful resources like blogs, books, etc. that you've found helpful.
