My PM said the money is guaranteed, but I stipulated that the background check had to be favorable, but not necessarily impeccable.  

I am working with my lendor to see if they can loan to my LLC for asset protection purposes meanwhile do i run the credit and background apps of the tenants again and give them a new lease or just make addendum. 

She has a business management background but is an entrepreneur at heart, and her dream is to build a business and work for herself.At this point, neither of us has meaningful experience or knowledge about real estate investing.

Approach them directly and share my background, my intention, and the value I'm going to provide for them, if they would be so kind as to advise me on getting started.

Do background checks, call their references, current and previous employers, search social media sites and see what you can find about them.  

While getting hands on experience is key to really understanding the process, I would not suggest buying a note, especially a non-performing note, without some background knowledge and education in the area.

Hi all,I came across this forum researching a particular real estate investment opportunity that I've been debating, and figured I should try to solicit some input from the Pros, especially since my background is void of any real estate investment knowledge.I bought a 3,200 SQFT house in April of 2014 for $305K in Arvada, CO (80004 zip-code). 

Living in the rust belt there is more of a demand of people looking to rent so it is fairly easy to find people, but I am a little bit more thorough with background checks so I may sit on a property for a month and wait for decent prospects.That being said my scenario (A): I just bought a house that was up to sell quick because the previous owner is elderly with dementia without  any kin.

Later he admitted to me that he doesn't have any security deposits from any of his tenants and doesn't do background, income, or credit checks. 

My assumption would be that he/she could help make a connection and give you that extra layer of a quasi background check.
