I am working with my lendor to see if they can loan to my LLC for asset protection purposes meanwhile do i run the credit and background apps of the tenants again and give them a new lease or just make addendum.

While getting hands on experience is key to really understanding the process, I would not suggest buying a note, especially a non-performing note, without some background knowledge and education in the area.

Living in the rust belt there is more of a demand of people looking to rent so it is fairly easy to find people, but I am a little bit more thorough with background checks so I may sit on a property for a month and wait for decent prospects.That being said my scenario (A): I just bought a house that was up to sell quick because the previous owner is elderly with dementia without  any kin.
