If the investor's non-retirements funds are all in real estate, then IRA investments in stocks/bonds helps diversify.3)  The IRA investment has less risk because it is not leveraged.Disadvantages:1)  Leveraged real estate return of 18% is greater than the non-leveraged IRA stock/bond return of 8% (see assumptions above).  2)  The marginal tax rate of a real estate investor may not drop during retirement because their real estate income will continue in retirement and because taxes may increase in the future.

Now it could be that the OP is buying properties that have probate issues or some other title defects that are taking time but those should be conveyed to you very early in the process.My assumption is if these are small dollar deals.. ( and of course I have no way of knowing) they are just getting pushed to the bottom of the stack.

There are only a few items that make up the bulk of an income/expense statement, most of which you can make pretty accurate assumptions on.

And yes, certain criteria would trigger these ads or suggestions.All of the numbers in our calculators are able to be modified at any time, and almost all of the numbers are based on assumptions.

I would imagine that the more the area becomes rehabbed, the more the crime will dissipate, but I don't have any experience so that is basically just a logical assumption.

Irwin,I am no attorney and do not portray to be one, however, I found a certain part of the code that the attorney pointed out that I read myself, and in my opinion, it sounds to be a gray area.Here is the section, word for word:(a) No person shall engage in the practice of providing real estate services or hold himself or herself out to the public in this State as being qualified to practice the same; or use in connection with that person's name, or otherwise assume or use, any title or description conveying or tending to convey the impression that the person is qualified to practice real estate services, unless such person has been duly licensed under this chapter.Maybe it ultimately comes down to interpretation, BUT, in the assumption that you're clarifying you are NOT a licensed realtor, would this not rebut the guideline "No person shall engage in the practice of providing real estate services or hold himself or herself out to the public in this State as BEING QUALIFIED TO PRACTICE THE SAME"Maybe something to clarify with the attorney.Side note: I didn't read the entire code, however, so this may be worth looking into and speaking with your attorney again.
