If you choose to foreclose judicially or non judicially, you may still be subject to single action (Anti Deficiency) so whatever you do, you'll most likely only get one shot (One action).I'm not sure there is any "legality of math" doctrine out there.

That is why I like residential properties.

Familiar with all facets of residential real estate.

You could do a combination some residential loans and some commercial.  

If you're looking for a small multifamily (<5 units), then this will be a residential loan, >5, it will be a commercial loan and a different process, but still doable.

I am hoping this job will connect me with more people on the residential side such as property manager and landlords.

But I feel it’s all in context, telling someone you’re an agent as part of your story won’t matter unless they’re just super anti-agent in which case you just have to work a little harder to win them over.

Should I draft a lease specific to garage/shop space or just use my standard residential lease with a few modifications. 

I have been recommended to set it up with 4 units so it stays as a residential property and qualifies for residential loans ( I guess easier to get vs. comercial?).
