i would maybe consider offering them a few hundred dollars and having them sign something agreeing to vacate and that they are not due anything else back as far as possessions go.  

If so, before or after the new owner takes possession of the Title?

I recently bought a tax certificate on a property, found out it is abandoned, and am working with a lawyer to take possession of it and get clear title.

The clauses in your contract, "right to market and assign, an automatic extension, out contingency, full profit disclosure, possession clause, expiration date and it should be in docusign format."

The problem is there is language in the contract addendum that says the bank is not responsible for any mechanics lien, materials lien, or tax liens which were present before the bank gained possession.

@Jakob Kegel from what I’ve seen on the mls the bank took over possession already and it’s a big bank.
