Some investors follow a "buy and hold until the right time" strategy...and adding value is what accelerates the velocity of money the most.

I pulled an offier on a Multi-Family property after finding out (adding) about snow removal in Western, Mass because the Cash on Cash % (CoC) dropped from 12.5 to 8% but the monthly cash flow was over $400. 

Honestly, with those returns sounds more like a D/F area.

The seller added a legal basement apartment which turns it into a triplex and renoed the garage which he rents out for extra income.

Maybe put it in Google Sheets then make it public so we can see it?

You can do Ad Words or PayPer Click but these can take a lot of money.

I also have a portion I'm wondering if I could dig out and convert to living space, along with adding a walkout egress door.

Hi Jeff - I run a dummy ad for a rental on Craigslist in some of the smaller towns in Dane, Columbia and Green counties, just to see what sort of response I get prior to offering on a property.  

It would also be good to do a google search to see who else is out there and what is not out there.
