While a number of investors utilize this strategy for SFR, I feel a better fit would be commercial property.  

Im going to do some more research on owner financing as I never thought of that or asking the owner to make the down payment as Jarrod mentioned, both of which are extremely creative investing strategies.

Depending on the property, your partner's investment of time and money, exit strategies, etc., you will have to give up 50% to 75% of the profits as the price of your education...but don't forget you're still getting paid for learning. 

I'm spending most of my time researching buy and hold strategies for SFRs and possibly student housing in the Athens area. 

And is most wholesales fixer uppers, because that changes my ROI strategy.

I am leaning toward starting out with the buy and hold strategy, there are a lot of affordable multi-family properties in my area and I would love own a few as rental properties to start out.  

I'm primarily interested in the Buy & Hold, or Buy, Improve, & Hold strategies. 

Although we are new to this industry, we are very familiar the Bigger Pockets and other real estate investing strategies.
