We plan on making a trip to meet them to setup and decorate.Over this Labor Day weekend, we rented a small Penske truck and delivered an assortment of supplies we've been accumulating for the house (decorations, smaller pieces of furniture, dining chairs we bought locally, a dining table we built, etc).

However, if both are in the same LLC, and both need to agree on any issue, but one is missing on a sight seeing trip to the Mariana Islands or some such thing, it creates decison making problems.With each having his own LLC, if one wants, or needs, to sell his part of the ownership, he can sell his share under his LLC and the new owner of that share doesn't become a direct, (sometimes unwanted ) liability within a single LLC , with the other owner.

Fully renovated 4 unit with all updates sold $400K a couple days agoDetails:-He is back paying taxes on the property and set up on a payment plan with the city, he owes around 10K-Had it under contract last year for $250,000, people came back at $180,000 called it a low ball offer-Building went under contract for $230,000-Bank will only fund $395,000 for construction and purchase price combined-Major tuck pointing work, already cited by the city-1 out of the 4 units are occupied-All 3 units we saw need a full renovation 45K a unit (lots of sheets of drywall and joist work)-New roof 15K, Tuck pointing 35K worth of work, add central air and furnaces 34K, Backyard is chewed up concrete...yes chewed up concrete that's about 2000 sqft (tripping hazard) and has a giant sycamore tree (8K to take down)-About 300K in renovations-We sent over the bids and walked through saying the bank can Only do $395,000...We can eat the backyard cost which is around 30K and purchase the property for $130,000He basically told us no way told him give us a call if anything changes... and he re-listed the property instantly.How would you go about handling the situation?

As others pointed out, the entry steps are a serious tripping hazard, the support posts may need to be reinforced and the bricks should be filled/sealed in all bad areas and then painted (your most inexpensive option).

In the old days, the barriers to entry for securities trading were high (think brokerage commissions) whereas in real estate there was this allure of the no money down "creative" deal that could transform a penniless person living under an overpass into a mogul with a yacht, big house and scores of bikini babes (yes, the marketing was mainly to a male audience back then and still for the most part today though that seems to be changing a bit).
