I was wondering if any experienced real estate agents or investors could spare some advice on the tactic of buying a 3-4 bedroom in the 350k-450k range that we could live in for 3ish years and then; when my job transfers me elsewhere, transition it to being a full-time Airbnb?

Even on the MLS there are deals that need fast closings, arent bankable or can be transitioned to something more profitable by converting porches, garages, basements, etc to additional units or square footage.Deals must be created, not discovered.

Either way, I think you are going to have a hard time getting out of it, and you probably would rather have a smooth transition than a get the 3k back and have them be a pain in the butt.
