RECOMMEND you break your SOW into 3 segments:1) Health & Safety + Property Preservation repairs - these should always be done to avoid lawsuits & further property damage- Handrails- Smoke detectors- Water leaks- Etc2) Needed cosmetic repairs that will affect marketability- Ugly paint- Ugly flooring- Out of date kitchens3) Miscellaneous that may or may not affect marketability- New windows (assuming old ones work fine)- Above range microwave- Anything that is slightly damaged, but still functional.

That said, there are some additional deductions that can be had just by running a business flipping houses:- Deduct any educational tools- Deduct any real tools- Deduct mileage on your car for work travel- Deduct home office (if you have a dedicated one)- Deduct health-related expenses, including insurance premiums (there are limitations)- Deduct equipment that you use in your home officeI'm sure I'm missing dozens of good deductions that you're afforded just by running a business -- though few (if any) are going to be specific to flipping houses.

In order for a tenant to get the water put in their name, they must show a lease agreement, then the water dept checks for a dwelling permit, if there isn't one, they contact the health dept and all hell breaks loose.
