Hello guys, I'd like some analysis on this wholesale property I have an appointment scheduled for tomorrow to see what I could offer.Property info:2 bed 1.5 bath1311 Sq Feetestimated ARV $75k-80K(based on a 2 bed 1 bath selling at 75.9K in december and a 3 bed 2 1 1458sq feet selling for 84.5K last september.

Im def towards the high end in terms of price per square foot.  

I know in my early days of selling big ranch's in N CA.. it was common for ranchers to move fences over 5 to 10 feet.. along large sections of land.. but when you run 5 to 10 feet over 10 miles of fence line you end up possessing a lot of free acres...

Maybe trade work is significantly more expensive in Ohio than in Tennessee but I had a 1500 square foot property painted a few months ago and it cost less than $1000 including paint.  

I don't want to do a big flip because I rather do a small one and get my feet wet before I indulge into something bigger.

The basement, like the one you saw, had several inches of water in it due to a large horizontal crack in the block foundation wall about 2 feet off the floor.

Oye, you may want to consider getting really familiar with one square mile, so you know the shape of the neighborhood, the rents or resale values, and what level to upgrade them to.
