One of the single hardest transitions with investing in rental properties is the ongoing maintenance side of the property.  

This is close to a lot of medical facilities and area is in transition with both new apts and renovations of older units.

We just passed inspections, so it should be smooth sailing to closing (fingers crossed).

Had they renewed the contract and there was mold left, of course a mold waiver would go into the contract as well.Second landlord lesson:  I was house hacking and one tenant's background check came back with a violent event but he was a smooth talker and explained it away and I let him move in. 

I am also looking to buy a 2-plex to a 4-plex in Vegas where I plan to move in 2021.My criteria:- Multi-family, $100-$200/month cashflow, in a transitioning or a B and above neighborhood, a cash-on-cash return of 12% minimum, an equity of 25% (?)

After graduating college, I eventually transitioned into the CRE underwriting position that I am currently working.

Also include removing popcorn ceilings and getting rid of all wall texture (smooth walls).
