I'm trying to grow my portfolio so I know at some point I'll have to make changes such as a LLC, but will I be able to get commercial loans without it?

Hello everyone, I am new to investing and I was wondering if it is better to buy an investment property, with an LLC? 

My name is Rebecca and my husband, Nick Knox III run Captain Save a Home LLC, Brew City REI Club (a private network of our trusted real estate friends), Brew City REI Training Cafe and Wisconsin Contractor and Handyman Club (contractor-investor connection platform) based out of Milwaukee, WI for the past 8 years.

If  anyone has a tricked out version that can run tax implications on the common legal entity set-ups (e.g. transition from SP to LLC) that would be cool, too.TIA!

Currently it is all under a single LLC but not sure if this needs to shift to a C corp and looking to take in a partner on the construction side so need to make sure everything is separated and protected.

In order to close on the Florida deals I needed to create a land trust. 1) how do you guys structure your LLC VS. individual trusts for each property? 

But should I create llc in wyoming vs delaware I heard more private for owner to own real estate ? 

The succession is to a manager named in a Living Trust that is a successor business LLC op agreement member.
