Create LLC's and Trusts Rookie talk

Jesse Villaneda
Posted

Hey BP community,

I definitely need some help understanding the next step in my real estate investment journey. I currently have 4 properties in Indiana, and just recently bought 2 lots in Cape Coral Florida. In order to close on the Florida deals I needed to create a land trust.

1) how do you guys structure your LLC VS. individual trusts for each property?

2) Do I need a Trust for each property? If I do, typically how much is a trust for each property?

3) Why do I need a LLC if I have a trust for each property?

This is the one part of this real estate journey that I do not enjoy trying to understand. If anyone can please help me understand this legal structure id really appreciate it. Thanks guys!!
